How it Works

Our service is designed to allow you to be in charge of the sale of your home and enjoy the advantages of a licensed Quebec Real Estate Broker without the cost usually associated with it.

The process is simple:

1) Choose your listing package:

Review our pricing and details and choose to list your home for either 60 days, 90 days or 6 months. The typical Quebec home takes at least 90 days to sell, as such, we usually recommend listing for at least 90 days – but the choice is yours.

2) A licensed Quebec real estate broker will take your listing

Once you are registered with Area514.com, a licensed Quebec real estate broker will contact you to explain the selling process and set up a consultation. You will meet with the broker and sign a limited service brokerage contract for 0% commission (zero fee) for the duration of the contract that you chose. Your contract will be for 0% commission and at not further cost to you. Since it is a limited service contract, the agent will not be responsible for completing any further paperwork or organizing any visits or open houses .

3) Your home can now be listed on the MLS.ca

Your broker will take all the necessary information for your listing and he will load photos and your property details onto the MLS® system. Your home will be listed on the MLS.ca, Centris.ca, Micasa.ca and Area514.com. Thousands of people will have the opportunity to view your home online.

4) Managing client visits and calls

Your licensed Quebec real estate broker will forward all client calls and emails directly to you without delay. It is not uncommon to receive dozens of calls per day, so have your cell phone handy. Your real estate broker will not be responsible for organizing any visits, he will simply forward all interested clients to you.

5) Closing the deal

Once you have found a buyer for your home, you can negotiate the deal and close the transaction. You can use any Quebec notary to complete the transaction at a small cost. If you require further help from your agent you must negotiate a fee or commission directly with your agent.


Note:

Area514.com is not a real estate broker. Once you pay the $514 fee, we refer you to a licensed Quebec real estate broker who will agree to take your listing and load your property onto the MLS.ca for free, at no cost to you. As per Quebec law, you must sign a brokerage contract with the real estate broker, but the contract will stipulate 0% commission. Since it is a limited service contract, the broker will not be responsible for completing any further paperwork or organizing any visits or open houses.

*All flat listing fees are considered payment to have your property featured on the  Area514.com website only and are payable in advance, are non refundable and do not form part of any listing agreement. Payment must be made to Area514.com upon the signing of the Area514.com website listing contract. The MLS.ca, Centris.ca and Micasa.ca internet listings will be done shortly after as a free service provided to you by the licensed Quebec real estate broker who will contact you and complete a brokerage contract with you.
