1) When clients contact us wanting to list their home, a representative from Area514.com will visit the client we will bill the client up front.

2) Area 514 will then give you the client’s name and contact details.

3) You, as a licensed Quebec real estate agent will then meet with the client, view their home, take photos, and register a brokerage contract with the client (with your commission rate indicated as 0% (Zero commission))

4) You will then upload the listing to the mls.ca under your own name.

5) Immediately after the listing is online, Area514.com will send you a cheque for $400 (for a listing of 60 days). For a 90 day contract you will get $549, and for a 6 month contract you will get $699. The cheque goes directly to you, not your agency. Our payment to you is considered an independent consultation and you will be asked to answer a brief survey about the power of internet marketing and how it is affecting your life. The payment you receive does not involving the client at all and has nothing to do with the real estate profession, the client/ broker contract, or the listing.

6) For the duration of the contract you will simply refer all buying clients or other agents who inquire about the property, directly to the sellers.  Since you are signing a limited service brokerage contract, you are not required to do any open houses, any visits, any transaction related paperwork , or any supplementary advertising. Just refer all buying clients who contact you about the property directly to the sellers.

7) If the sellers ask you to do any supplementary work or to fill out transaction paperwork, you are free to set your own supplementary commission rates or fees contingent on the sale of the property. If the client wishes to offer a commission exclusively to the buyers agent, you can simply add that commission percentage into your brokerage contract and a buyers agent will receive his commission at the completion of the transaction.

Important:

Once we refer the client to you, the client is yours and we never bill the client again. You are free to up-sell other services, and if the client ever decides to pay you a supplementary commission for your services, Area514.com does not charge you or the client anything.
